Emergency Roof Leak Repair

A dark spot on the ceiling usually means a leak, and a leak gets more expensive every day it waits. Emergency roof leak repair is about controlling the damage first and fixing the cause second. Here is what to do right now, and how to get it repaired properly.

What to do the moment you find a leak

These are first-aid steps. They protect the house until a professional repair can be done.

Find where the water is getting in: The drip on the ceiling is often not under the hole. Water runs along rafters before it falls. Take a flashlight into the attic and look for wet wood or stains. The leak is usually above that spot.

Tarp the area: A heavy tarp over the damaged section, extended over the ridge so water runs off it rather than under it. Weigh it down with bricks or sandbags. Avoid nails if you can; they make more holes.

Patch a small hole with roofing cement: Clean and dry the area, then spread the cement over the hole and a few inches around it. It is not permanent, but it buys time.

Replace a single shingle: If one shingle is cracked, curled or gone, lift the shingle above it, pull the nails, slide the new one in and nail it with four nails.

Reseat loose flashing: Flashing around vents, chimneys and skylights is the most common leak point. Lift it gently, run roofing cement underneath, press it down and nail it.

Check the insulation: Wet insulation stops insulating and grows mold. Once the leak is stopped, pull the wet insulation and let the area dry before replacing it.

Hiring a roofer for the permanent fix

A DIY patch is fine for an emergency. A permanent repair needs a professional. Here is what to look for in a Tulsa roofing company.

Judge value, not just price

The cheapest quote is not always the cheapest repair. A fix that fails in a year costs more than one done right. Look for a company that uses good materials and skilled installers, then compare prices.

Verify their insurance

Never hire a roofer without two policies: general liability, which covers damage to your property, and workers’ compensation, which covers their crew if someone is hurt on your roof. Ask for proof of both before work starts.

Ask about the warranty

A good roofer stands behind the work with a written warranty. Ask what it covers and for how long. It is the clearest sign of a company that expects its repairs to last.

Get more than one quote

Three quotes let you compare both price and the proposed fix. One roofer may suggest a patch, another may find a bigger problem. Seeing the differences helps you choose well.

Preventing the next emergency roof leak repair

Fixing one leak is good. Preventing the next one is better. A little maintenance goes a long way.

  • Inspect twice a year: Spring and fall. Look for missing or damaged shingles and gaps in the flashing.
  • Keep the gutters clear: Clogged gutters push water back under the roof edge, which leads to rot and leaks.
  • Trim overhanging branches: Limbs scrape shingles and come down in storms. Keep them back from the roof.

A healthy roof protects the whole house. Taking care of it is one of the smartest things a homeowner can do.

Roof leak questions we hear most

How much does leaking roof repair cost?

It varies. Replacing a few shingles might be a few hundred dollars; a flashing repair can be more. Most minor repairs land between $300 and $1,500, depending on the damage, the roof type and labor.

Can I fix a roof leak from the inside?

You can patch from the attic as a temporary stop, but the water is still getting through the roof and damaging the deck. The real repair has to happen on the outside, at the source.

How long does roofing tar take to dry?

On a warm, sunny day it feels dry in a few hours, but it takes longer to cure. Give it at least 24 hours before rain and up to a week to fully harden. Check the product label for exact times.
